Often we hear about market research, when the best approach is just to listen to people&#8217;s need and try to answer them.</p><p>Here is an example of the main concern of a client with a 1 year old, suffering from moths and mice activity:</p><p>1st email:</p><p>Dear XXXXX,</p><p>To quote for mice is easy as we always charge the same amount of £89  for it. We would treat using peanut butter bait and canary seed bait.  We place it in the void space mainly where mice are coming from. So it  limits the need for mice to come in the living space (where they are not  welcome) to eat the bait. We will advise you on where they are coming  from and on how mouse proofing may be implemented.</p><p>A moth treatment for a 3 bed home would cost £158inc. To spray for  moth throughout the 3 bed home would require 2 round of spraying at 2  weeks interval. We would need to spray all the floor areas, most of the  walls. We also advise strongly our clients to have the wardrobes and  cupboards fumigated too as it would be the same price in any case.</p><p>They are mainly 2 kind of moths. The ones that attack the food  stock  and the one that attack the natural fabrics  (carpets/wool/clothes). What is important is to investigate if there is  any damage under the low raise furniture and make sure it is not being  overlooked. When going through the wardrobes you will be careful to put  aside any contaminated items (such as furs/felts/hats/coats) so they can  be washed/dry cleaned. Place the clothes on top of the bed.</p><p>You will also need to hoover thoroughly all floor areas/carpet Once  sprayed, you will not be able to clean the floor for 2 weeks, until the  day before the follow up visit!</p><p>2nd email:</p><p>1) would the mouse proofing be included in the price you have given or  would it be extra?</p><p>The treatment is £89 and proofing is extra. We charge £129 for a studio  and £158 for a 2 bed flat. When we come to treat we will be able to tell  you how much proofing would cost. There are 2 factors that impact on  price: the size/quality of the kitchen and if the skirting boards are  tight against the floor/extensive gaps with floor boards.</p><p>If the problem is mice coming in then the solution is to keep them out.  You need to appreciate the limitation of the treatment only. In most  cases the treatment will sort out the mice infestation and protect your  home from the mice population building up again. As mice keep on coming  from the neighbours, they will keep on finding the bait, therefore they  will not have time o settle down,breed and build up in numbers. But  eventually the bait will get empty, and from there the next mice to come  will not die, more will follow and it will start all over again.</p><p>In average people relying on treatment only will have episode of  recurring infestation every 1,5-2 years (with ongoing residual mice  activity mainly under the kitchen units). The more problem at your  neighbours, the more run down/or structural issues/gaps for mice to come  in in your home or at the neighbours the more likely you will suffer  more often.</p><p>There are no way to improve on treatment. This solution thus offer no  long term value. In most cases people end up calling again the same pest  control contractors, who will charge them again the same (returning  business) to carry out the same work that failed to sort out the mice  problem the first time round.</p><p>We have a different business model. Clients call us to carry out the  mice treatment. We charge them a competitive price and use top grade  products (peanut butter bait, canary seed bait). We advise them that  proofing is highly recommended in case of predisposition to disease such  as Krone disease, immune-deficiency, irrational fear of mice, etc.. In  any case we will be able to advise them if the kitchen units are prone  to mice activity and if they need to take any particular precautions  (wash dishes before use).</p><p>From there they are welcome to let the treatment do its work. From  there they will have the option of upgrading to the proofing as and when  the need arise. The next time round instead of being charge another £89  for treatment only, we will strongly advise them to spend a bit more  (£158 for 2-3 bed home) to have the house mouse proofed with 1 year  guaranty, to put an end to it.</p><p>They are 2 main benefit to proofing. First it stop the mice from going  where they are not welcome. The most important would be where you food  and plates are being stored. Second, roofing is there to stay, is value  or usefulness is never lost. Proofing is something that can be built  on/improved. We give a 1 year guaranty because we know it is possible we  overlook an access point that may allow mice to come in. So should the  case arise, you can call us back in to put it right. And 1 year is  plenty time enough to make sure that the work is perfect.</p><p>2) I have a one year old, if we need to leave the spray for two weeks  does it mean that baby also needs to be off the floor for that length of  time?</p><p>Yes. 1 year old is bad. they crawl on 4 limbs and put their hands in  their mouths. The chemicals we use are safe and not acting on humans.  However we advise how clients to take the extra precaution to have the  baby playing on a clean blanket, and to wipe their hands more often than  usual. Before we spray, we will take care not to spray directly bay  items. Most of our clients pick up all the toys from the floor put it on  a table or directly in the baby bed and cover it with a clean sheet.</p><p>3) you seem to be suggesting that its good to let the spray dry, so how  many hours would you recomend us to be out after the spray?</p><p>No coming in for 8 hours if breathing conditions/asthma/permethrine  allergies. Otherwise what is important is that you do not breath the  spray when it is in suspension in the air, that would be 1 hour. From  there you would be welcome to go in the kitchen, keep your shoes on.  Of course open the window and leave at any signs of discomfort.</p><p>The second key thing is to avoid skin contact with the fumigation mix  when wet. So it is water base, and the drying time depends on the  surface sprayed. In kitchens/wood floors it would be quick as it is  hard surfaces, and on carpets you should keep your shoes on for 8 hours.</p><p>4) are the prices you&#8217;ve given VAT inclusive or plus?</p><p>We are not VAT registered. So the price you have been given are the  price that you will need to pay.</p><p>5) how long would the fumigation and placement of traps take?</p><p>Mice treatment takes 20-40 minutes. Most of the time is taken to answer  the questions of the clients.<br

It is often associated with residential areas nearby  a rail track, a site with uncleared buildings  debris, derelict/unkempt buildings or courtyards. In most case it is  better not to bait in your home (as they will have to come in to eat the  poison and killing so many of them will not stop more rats from coming  in later), instead it is best not to offer  them any suitable environment (ie bin chambers, overgrown gardens,  building debris, abandoned outbuildings).</p><p>2) If rats are active within a building is is in most case associated  with a rats coming from the domestic sewage system and also some  fault/damage that allow them to escape within the void space of the building, and later to intrude within the living space. In most  cases, the origin of the problem is very close. It is  sometime appropriate to check if the rodding eye is missing at manhole  level or if all the covers are in place.</p><p>If you put a trap, you will have baited t with something that will have  attracted the rat where it might not have come (so much/so often) otherwise. If you place  the trap on a run, it is better to investigate upstream of the property,  and downstream of the property if there is  an issue that need sorting out. It is often impossible as it implies  the neighbours cooperation?</p><p>Often rat activity is not link to a single fault but instead many of them. Fixing at great expense a stretch of drain pipes will in no way guaranty that the rat problem will be over. We advise our clients to be very cautions about spending a great deal of money in order to sort out a rat problem and to be even more cautious about the strategy or the course of action they want to follow.</p><p>Generally we advise as follow:</p><p>1) You have seen a rat running across the garden from one neighbour to the next,or running on top of the fence. Do not do a thing within your property. Try to see if something can be done/or investigated upstream of your property.</p><p>2) You have seen a rat running into a hole within your garden area. A rat hole is never good as it may be linked to a faulty drain pipe underneath? I should suggest placing some water resistant bait straight in the rat hole and close the entry of the hole. You may monitor if the bait has been taken, or if the hole have been reopened. Also investigate the manholes/missing roding eye/seek advices from professionals.</p><p>3) You hear rats within the walls. Rats found a way within the void space of the building. Sadly you are also likely to have a dead rat stinking up the place for a week! and/or flies.</p><p>4) You have seen a rat within the living space of the home/found droppings inside a cupboard. The problem is not the bait not working as  such. The problem is your building being infested and the problem ever  getting back to you from the neighbours.</p><p>Even treating the whole building at once has little chance to succeed  for good. So you may be faced with the problem every couple of years or  so. And the less your neighbors will help/treat their own property the  worse it will be for you. It is mainly down to the way a nest builds up and creates satellite nests.</p><p>When we treat, the treatment will kill off whatever nest that is relying on your flat for harbourage at the time of the treatment. So the treatment will not necessarily kill all the nest that are around your home (ie at the neighbours). As long as the treatment put down is fresh enough, it will keep on killing whatever gets to it (new coming satellite nest) but soon it will dry and you will be back to square 1.</p><p>Most clients should feel lucky if they only suffer episodes of tropical infestation once every 4 years or so. If you should suffer episodes of infestation every 6 months, I would approach my neighbours and I would try to find out if one of them is heavily infested but do not have the means to get it treated. Then I would try to work something out on their behalf.</p><p>As one example, we did a job in a purpose built council block of flat. One of the tenants living in the hart of the block had some mental health issues and where living under very poor conditions. The flat was plagued with cats, soft protein rich and moist cat food from cans lying in trays all around, kitchen sink overflowing with water everywhere. That particular tenant had always refused to let us in until then. That flat was alive with ants!</p><p>So you can imagine that sometimes, when a client suffers from Tropical Ants activity it is not always as simple as waving a magic wand and wishing it away. Now of course we could do a full block at very great expense, but the one benefiting would be the pest control company! The chance is that after pretty much sorting out the problem, a bit of residual activity left behind will start building up again, or a new tenant will reintroduce them into the block , and then you will be back to square 1 in no time.</p><p>When a block is infested, the best value is often a good block contract, with quarterly round of treatments rather than a 1 off thorough treatment.</p><p>The last treatment that came up that is giving very good results is  Quantum Maxforce gel. We are having a hard time of late  explaining to our competitors that blocking 1 or 2 holes should not be  called &#8220;mouse proofing&#8221;.</p><p>And that a mouse proofing service should always come with an extensive  period of guaranty to ensure that by the time the guaranty is up, the  proofing is perfect and that no more gap are left that would allow mice  in the future.</p><p>It would be like you having a £10000 front door secured with alarm and  reinforced alloy frame, and leave the back door open. Burglar would just  to walk round. It is the same for proofing.</p><p>Normally we charge £89 for treatment, and give the option to our clients  to up grade for proofing by paying the balance of £129 for a studio or  £158 for a 2-3 bed home. It not only allows our client to spread the  cost, but it offer them more value through time as the guaranty starts  from the day the proofing is carried out.</p><p>From there, if you have any mice running. It tells you clearly that we  overlooked 1 access point or more. So you need to invite us in at no  extra charge so we can put it right. And there is no limitation on it.  The client pays for mouse proofing, to get 100% proofed, to put an end  to it, and that is what we are committed to do.</p><p>Now my advice:</p><p>1) if you paid a different company to carry out a course of treatment. We  should assume the bait they put down is good (peanut butter bait, canary  seed bait, no whole wheat or dry blocks). Therefore mice will be more likely to eat it,  and as a result the local mice population will be depleted. After a  while (a few weeks from initial treatment) you should not suffer any  more activity.</p><p>I should advise you to get as much value for money from the pest control company you contracted out as it is  possible (at no extra charge! do not give them a penny more). You may  request them to carry out follow up visits, or further proofing since  what they did so far proved of little value. In any case, it is  likely that in so many months the mice problem may start again as the  mice population will recover (vs the bait acting as buffer of activity).  All of it comes down to what is called &#8220;mice population dynamics&#8221; and it  has a lot to see with what&#8217;s happening at your neighbour&#8217;s home and the  quality of the build.</p><p>2) In the future, whenever the problem returns, instead of calling the  same old pest control contractor or any other company that will not  offer you any long term value, you may consider to call us. We would  come and carry out a course of treatment and charge you our treatment  fee of £89.</p><p>3) From there, whenever required you may ask us to carry out the  proofing from which you would only be charge the balance that is £129  for a studio/1 bed or £158 for a 2-3 bed home.</p><p>You see, if you would call us now to do the proofing throughout your  home (while you already paid someone else to do the treatment), we would charge you for proofing your home £218 or £247 depending on the size of the property. When the pipes cross the floor and the walls, if they are  not sealed around, it is as many opportunity for the mice to come  in.</p><p>The sink unit/the kitchen is where most of the pipes end up. Also it is  where most of the food can be gathered. This is why in most cases, the  kitchen is where the mice activity culminate.</p><p>Proofing is meant to block 100% of the access points. And by 100% I mean  that there is not more way for the mice to come in.</p><p>Now if a mice found a hole that had been overlooked the first time  round, the contractors just need to come back and put it right. In this  view we offer a 1 year guaranty period that is plenty of time to make  sure that the proofing is perfect.</p><p>Also there is very little benefit of having a pest control contract If you are a domestic client. It would mean to spend a lot of money to have somebody round just to hold your hand and make you feel better!? Treatment means to put bait down, and that is done during the first visit! Al the subsequent visit are to look into the boxes to see if it has been touched, and eventually if it need replenishing.</p><p>As long as the baits are not completely empty, the follow up visit give no real value!! And if it is a matter of checking the bait level most client should be able just to have a plain look into it and save themselves a lot of unnecessary visits,a lot of money that would be better spend blocking the gaps where mice are coming in from.</p><p>Contracts are designed for commercial premises who want to comply with the regulation. /> You should follow theses steps:</p><p>1) tell the neighbours about it so they can keep an eye open and  hopefully do some treatment if needed.</p><p>2) remove the old droppings and check for new ones, it is the sign of  ongoing activity. Therefore you have an active infestation in your hands  and you must do something to stop it from getting worse.</p><p>3) Carry out a round of treatment to deplete the stock of mice that is  already there, and to protect the house from more mice that will come  from the surrounding areas. We use peanut butter bait and canary seed  bait that is much superior than commercial baits,and we place it mainly  in the void spaces out of reach of pets and children. If the local mice population is left unchecked, they will compromise the quality of the proofing and of its efficiency.  Bait act also as a buffer of activity in the medium term and will protect  the proofing in the long term.</p><p>So what work best is</p><p>a) there is a mice infestation</p><p>b) you bait to deplete the stock of mice and reduce the initial pressure  on proofing. You carry out the proofing</p><p>c) the mice activity dies down, the smear marks fade &#8220;in freshess&#8221;. There is no more strong  pressure on the proofing, whatever mice they may be within the wall or under the house will just go on they way and they will mostly leave you in peace.</p><p>I any case, we place the bait in the void space mainly, behind the proofing where  mice still can have access. We also like to leave control baits at the  back of the domestic appliance where pet will not have access ie the  washing machine, or fridge. Furthermore the bait is kept in a box for added security.</p><p>But t is true that pets are prone to mice bait and all precautions  need to be considered to insure that non target animals are not affected.</p><p>You should not feel bad about mice dying. It is very sad because they do  not do any thing bad as such. They are a health hazard and  therefore  they are not welcome inside the living space where they could mess on food stuff, plates and work surfaces. So the ideal thing would have been the builders having done a proper job in first place and leaving no gaps anywhere around pipes, at floor and at kitchen unit level.</p><p>Since it didn&#8217;t happen home owners are often left with a situation they need to deal  with the best they can. But I should  always advise caution above any thing and would always treat any  chemicals as potentially harmful to baby.</p><p>The industry says those chemicals are safe for domestic use and for  humans. There are precaution to take to avoid skin contact with the  sprayed surfaces when wet. When it is dry it is all right (caution  allergies).</p><p>Chemicals we use are:</p><p>alphacypermethrin, tetratmethrin, piperonil butoxide, lambda cyhalothrin  and an insect growth regulator (pyriproxyfene)</p><p>What we would advise: any baby items/toys that would have been sprayed  directly should be washed. The baby that need to play on the floor  should do so on top of a clean blanket. Do not allow your baby to crawl  on the floor that has been sprayed, wipe his hands regularly with wet  wipes. The baby cot/bed need to be sprayed (wood structure), so when dry reset it with  clean beddings and on top of the whole thing place a fresh sheet (adult  dble bed size) and secure it to the base of the bed (so it doesn&#8217;t fall  back on baby while he sleeps). Have the baby sleep in the middle.</p><p>We are used to deal with baby concerns, still we do advise the parents  to gather the soft toys and baby gear on top of the table and cover with  a dust sheet. /> It is a over elaborate way to say that the more food access and the more room/peace they enjoy the more numerous they can get.</p><p>In most case mice can&#8217;t build up as the tenants would keep their house  in good condition. However in some case, the mice may find a home/tenant  that allow them to build up to a high level. It may be an old man who  can&#8217;t keep up with the house keeping, a flat in need of repair where the  mice have a ready access to the food supply, mental issues&#8230; Once the  mice population builds up, it start affecting more and more the  neighbours. This home then become a hot spot of activity. Whatever  treatment you do at the neighbours, the mice will eventually return.</p><p>The problem is not the mice, but the neighbours that allow them to build  up for whatever reason. Now as long as that neighbours doesn&#8217;t change  his way, the mice will be able to thrives. The bait will deplete the  stock of mice, but eventually the bait will be depleted, and from there  the mice will build up again and affect again the nearby homes.</p><p>Treatment also suggest that the mice first need to come in before they  eat the poison. This is why most of the problem is  at the kitchen, not only because of the food supplies but primarily  because in the kitchen we have so many pipes going through the floor and  through the walls, so many gaps going into the kitchen units.
